Job Description
General Description:
Under the direction of the Construction Director, the Construction Manager is an agency Innovator. Broadly speaking he or she has the responsibility for all aspects of new home construction from frame through house completion and warranty in all service areas of the affiliate.
Innovators are impactful decision makers who are both accountable for performance and who, by and large, oversee their program or sub-program independently. Program and sub-program results directly impact the agency’s ability to achieve its mission. They continually seek ways to enhance processes and systems.
Knowledge, Skills and Abilities…
The Construction Manager must have some residential construction experience and be open to learning our methods of construction. They must also possess the ability to work under pressure on multiple projects simultaneously all while adhering to the budget.
Job Conditions…
Position is full-time (40 hours a week) and works Monday through Saturday. Office hours are flexible. Evening and weekend work is required. It is an exempt position. Conditions and benefits are contained in the Employee Handbook. Position requires physical activities in various weather elements, including heavy lifting and heights.

General Responsibilities…

- Address issues directly instead of letting them build up or gossip about problems.
- Maintain clean & organized workspaces, worksites, MUTs, and company vehicles.
- Cross train with fellow staff to ensure a steady flow of business despite absences.
- Wholly manages an Agency Program or Sub-program.
- Routine, independent, subjective and impactful decision-making is required.
- In charge of budget adherence.
- Create and maintain sound fiscal and operational checks/balances to ensure system-wide integrity. Think fraud and theft prevention.
- Authority to deviate from Operations Manual without prior approval for special circumstances.
Specific Responsibilities:
- Construction Process
- Build in accordance with the house plans, elevations, and city codes. Changes to exterior details require Construction Director’s and Senior Director of Operation’s approval. Changes to the interior must be approved by the Senior Director of Operations.
- Regularly reviews plans and adjust as codes and requirements are revised.
- Forward these revised plans to Construction Administrator so that revision can be saved on the share drive and old plan can be purged.
- Schedule inspections and maintain permit packet during this phase of construction
- Once the house has received a final inspection, communicate with the Family Services Department so that preparations can be made for moving in.
- Walk the home with the homeowners and orient them on the working of their new home. Emphasize the importance of homeowner maintenance and review our warranty policy.
- Develop a punch list if there are items that the homeowner is not satisfied with and ensure that the items get resolved within five days or prior to move in, whichever comes first.
- Schedule subcontractors and deliveries to adhere to construction benchmarks.
- Support Cornerstone and volunteers as you adhere, to the best of your ability, to the sponsor Build Schedules
- Manage staff and volunteers to accomplish those benchmarks as scheduled.
- Manage expenses on each assigned home.
- Work closely with the Construction Direction to ensure budget adherence
- Adhere to grant compliance measures as required (CDBG, SHOP, Bootstraps, FHLB, etc…).
- Cornerstone Program
- Assist with recruitment, training, continuing education, appreciation, and scheduling of Cornerstone Volunteer Leadership Program.
- Update and maintain Cornerstone Manual as new techniques are introduced to conform to code or design changes.
- Work directly with Cornerstone Volunteers as new material is added to Cornerstone Hub demonstrating various construction techniques.
- Warranty Management
- As warranty issues are called into the Construction Office they will be logged in and turned over to the Construction Manager.
- All warranty requests are to be addressed and concluded within one week after they are received.
- Report the resolution of the issue to the Construction Administrator so that the log can be updated, and the issue can be closed.
- Reclaimed Houses
- As houses are returned to the Habitat inventory, Construction Manager will confirm that the house has been secured with a security door for all exterior entrances.
- Utilities will be established so that work can be performed in the house.
- A written punch list will be produced, along with a budget, of the costs involved in making the home ready for re-occupancy.
- Once the Senior Director of Operations has approved the budget, work will commence to ensure that this house is move-in ready as soon as a new homeowner is ready for occupancy.
- Maintain Warehouse and Tool Inventory
- Maintain Inventory List of all tools and supplies available in the warehouse. This inventory should be updated after each Build Season and stored on the construction office share drive.
- Maintain all tools and confirm that they are functioning properly and safely.
- Organize warehouse to comply with code and safety requirements.
- Develop a process to allow for the more efficient loading and unloading of Mini Mobiles.
- Plan and organize all deliveries and schedule staff to be available when those deliveries arrive at the warehouse and confirm that they are stored in an efficient manner.
- Any other duties deemed necessary by the COO, Senior Director of Construction & Construction Director.
